JENNY HERBERT qualified in 1991, gained valuable experience in both large and small sales oriented real estate companies, before joining the then family business, Janelle Letting, as principal in 1997. The residential letting market is her chosen field and she is always willing to discuss your individual letting requirements without obligation. All aspects of residential letting are offered. We concentrate our efforts on finding a suitable tenant for the property and after careful selection and thorough checks, we conclude a lease, collect the deposit and first month’s rent. The lease options are:
1. Managed Lease
We collect the monthly rent which is paid to the landlord immediately it is received. If required, we will pay accounts related to the property e.g. rates or levies, for the owner. As part of this option we will negotiate repairs with our recommended contractors with permission of the owner. Inspections of the property are conducted with due respect for the privacy of the tenant. This option is advised for owners who live abroad or out of town. The cost to the landlord is 12% of the monthly rental. There is also a small once off management fee charged to the landlord when a lease is signed with a new tenant.
2. Once off Lease
The same criteria are used for both leases, but for this option we collect only the deposit and first months rent from which we deduct our once off commission calculated at 7% of the full term of the lease . The balance is paid to the landlord who thereafter administers the lease and receives future rent payments.
3. Holiday/Short-term Accommodation
An abbreviated holiday agreement is used. We charge the owner 15%, or a negotiated amount, of the accommodation fee. We use the services of a professional cleaning company and the exit clean is for the guests account. Should the guest require cleaning during their stay this can also be arranged and would be for the guests account.
NOTE: We are not VAT registered.
